• Bargate hosts annual Strategy Day at St Mary’s Stadium

This month, the Bargate team came together at St Mary’s Stadium for our annual Strategy Day. It’s an opportunity to reflect on the progress made across the business over the past year, share updates from each department, and look ahead to the next phase of growth.

The day brought together colleagues from across the business to discuss recent achievements, live developments and future ambitions, while reinforcing the strong team culture and shared ambition that continues to define the Bargate family.

Over the past 12 months, Bargate has celebrated many significant milestones. These include the launch of Shepherd’s Green in Hordle as our 100th development, the retention of our five-star Home Builders Federation (HBF) customer satisfaction rating, a 2026 Gold Award from In-House Research, a Premier Guarantee ‘Development of the Year’ award for our Heritage Place scheme and, most recently, recognition amongst the Solent region’s top-performing private businesses.

Following the presentations, teams took part in a series of activities and challenges in the stadium’s Level 1 gaming arena, with golf, darts and clay pigeon shooting proving particularly competitive.

Mark White, Managing Director, said: “Despite a tough market, we’ve delivered 229 homes – 102 of which were for private sale and 127 delivered to VIVID across a variety of tenures. We’ve also achieved another award-winning customer satisfaction result of an incredible 98%, alongside a second successive five-star builder award from the HBF.

“What’s more, with live planning applications representing a gross development value of around £550 million, we’re in a strong position. This Strategy Day was the perfect opportunity to celebrate how far we’ve come, recognise the collective effort behind that success, and set our sights firmly on what’s next.

“As we continue to grow, it’s more important than ever that we stay connected as a team. The culture at Bargate is one of the things I’m proudest of – people genuinely care about each other and pull together to achieve great things. A huge thank you to every single person across the business for their continued hard work, commitment and support.”

  • Bargate shortlisted for Solent 250 High Growth award

We’re proud to announce that Bargate has been shortlisted for ‘High Growth Story of the Year’ at the 2026 Solent 250 Awards, having also been ranked among the Top 100 privately-owned businesses in the Solent region by annual turnover.

The Solent 250 recognises the region’s leading private companies. The ‘High Growth Story of the Year’ award celebrates businesses that have achieved significant year-on-year growth, can demonstrate a compelling strategy and are well placed to continue that momentum.

The nomination follows a landmark year for our business. During 2024/25, we delivered 250 homes, achieved our highest turnover to date and continued to expand our development pipeline, which now exceeds 2,500 future homes.

Last year also marked a major milestone with the start of construction of our 100th development at Shepherds Green in the New Forest, and we celebrated a five-star rating in the Home Builders Federation (HBF) Customer Satisfaction Survey. This recognition demonstrates that our growth continues to be matched by positive experiences for homeowners across our developments.

The Solent 250 Awards will take place later this summer.

  • Green light for 130 new homes and country park in Overton, Hampshire

Aerial plan view showing approved layout for 95 new homes in Pagham, West Sussex, including roads and green space

We are pleased to have received the green light by the Planning Inspectorate for plans to bring 130 new homes and a large new country park to Overton, Hampshire.

The plans will transform the 19-hectare site west of Sapley Lane into a new neighbourhood, with nearly 80% of the land dedicated to green open space. The approved scheme will not only deliver much-needed housing but also a vast 15-hectare country park for the benefit of the whole community.

The homes will be a mix of styles and sizes, providing opportunities for first-time buyers, families, downsizers and those looking to stay close to loved ones in the village. To ensure that local people have genuine opportunities to access housing in the area, up to 40% of the homes will be affordable and delivered by VIVID, Bargate’s parent company, and Hampshire’s largest not-for-profit provider of affordable homes.

The country park is set to become a landmark feature for Overton, with proposals including natural play areas, seating and picnic spots, native planting and areas of re-wilding to boost local wildlife. The site will achieve a biodiversity net gain of over 100%, far exceeding national requirements. Designed as a multifunctional green space, it will offer residents and visitors space to relax, exercise and connect with nature, while also serving as a learning resource for local schools.

All of the new homes will be built to the latest sustainability standards, designed to be zero-carbon ready. Features will include air-source heat pumps, solar PV panels and electric vehicle charging points to help residents reduce both energy costs and environmental impact.

Mark White, Managing Director, said: “We are very pleased that our plans for Overton have finally been approved. This development will bring much-needed new homes of all tenures to the village, while ensuring that the majority of the site is given back to the community in the form of a beautiful country park. Our vision is to create a space that not only provides high-quality, sustainable housing, but also enhances the environment and delivers a lasting benefit for residents of Overton. The country park will be a fantastic asset – a place to exercise, to play, to enjoy nature and to come together as a community.”

The development sits within a highly sustainable location, with shops, allotments, playing fields, a doctor’s surgery and the local primary school all within easy walking distance. Overton railway station is just a short cycle away, with frequent connections to Basingstoke, Salisbury, Exeter and London Waterloo in under an hour. The site also benefits from a nearby bus stop and direct access to the A303 and A34 for wider travel.

Following a refusal from Basingstoke and Deane’s planning committee in September 2025, the scheme was appealed, with a public inquiry heard in March 2026. Despite the Council’s concerns over landscape, the Inspector determined the landscape harm was localised, and the Council’s persistent under delivery of housing, lack of housing land supply, and the benefits provided by the creation of new affordable housing, a new country park and environmental benefits “overwhelmingly outweigh the harm.”

We will prepare a Reserved Matters application, covering the detailed design of the proposed scheme, in collaboration with our consultant team, for submission later in the year.

  • Final phase at Warsash launched with the opening of our Admirals Green Show Home

We are pleased to announce we have officially launched Admirals Green, the fifth and final phase of our £128m development in Warsash, with the opening of a new showhome.

Located at the mouth of the River Hamble, Admirals Green represents the final chapter of our multi-award-winning coastal scheme, which spans 34 acres and will ultimately provide 354 eco-focused homes. The launch follows the successful delivery of earlier phases, with 228 homes now completed and a thriving new community already established in the sought-after village.

Admirals Green will deliver a further 126 homes, with a mix of two- to four-bedroom homes for the open market and a range of affordable housing delivered in partnership with VIVID.

The newly-opened three-bedroom Show Home provides prospective buyers with an opportunity to experience our renowned design, functional layout and premium specification of the homes first-hand.

Mark White, Managing Director, said: “The launch of Admirals Green marks a huge milestone as we enter the final phase of this landmark development. Our previous phases here have proved extremely popular, and the response from customers to both the location and quality of the homes has been fantastic, with previous homes all sold or reserved. And it’s not difficult to see why – being within walking distance of Warsash village and the River Hamble makes this a very special place to live.

“We’re very excited to welcome visitors to the new showhome as we complete the final chapter of this incredible new community we are all so proud of.”

The showhome features a bright living room and a striking warm terracotta kitchen with open-plan dining area, complemented by a study, utility room and cloakroom on the ground floor. Upstairs, three well-proportioned bedrooms include a main bedroom with its own en-suite, alongside a contemporary family bathroom, all decorated in calming neutral tones. The generous garden is mainly laid to lawn with raised beds and a wooden platform for yoga, sunbathing or relaxing.

Typical features of a Bargate home include locally supplied bespoke kitchens with integrated Neff appliances, on-trend bathrooms with Porcelanosa tiles, fibre-optic broadband, and energy-saving Google Nest thermostat heating controls as standard. Energy efficiency is top of Bargate’s agenda with air-source heat pumps, solar PV panels, and EV charging points.

Landscape, sustainability and community have been central to the scheme throughout. The final phase at Admirals Green will continue this approach with open green spaces, new ponds, hedgerows, nesting and roosting features for birds and bats, and a new play area.

Located less than a mile from Warsash village centre, Admirals Green offers access to local shops, cafés and riverside walks, as well as connections across the Solent via the nearby Hamble ferry. Whiteley shopping centre, Southampton city centre, and Portsmouth’s historic dockyard are all within a short drive. Nearby Swanwick train station provides regular direct connections to both port cities and onward travel to London. The M27 provides easy connectivity across the south of England.

Prices at Admirals Green start from £345,000 for a two-bedroom terraced house, to £680,000 for a larger four-bedroom detached home with a separate double garage.

The new showhome is located on Brook Lane, Warsash, Southampton, SO31 9LQ, and is open daily from 10 am – 5 pm.
