  • Bargate Homes Promotes Mick Hanson to Construction Director

We have promoted Mick Hanson to Construction Director, as he takes over from Andy Kirkpatrick who retires on Friday 31st May.

Mick, who has worked at Bargate Homes for almost five years, previously worked as Production Director, and has over 35 years of experience in the construction industry.

Mr Hanson has already introduced several programs and initiatives to Bargate Homes. These include an innovative platform – created by Mick himself – for project delivery and monitoring with sales/build integration, named the ‘Bargate Build Platform’. Mick has also been a key driving force for our involvement in the Women in Construction program, which welcomes women onto placements in construction-based roles.

Mark White, our Managing Director, said: “This is very much the end of an era. Andy Kirkpatrick is incredibly well known and liked across the housebuilding industry. He has been a true ambassador for Bargate Homes, ensuring exceptional standards across our supply chain and being instrumental in delivering beautiful homes built with quality craftsmanship to our customers.

“The future of this business could not be in better hands with Mick Hanson taking on the role of Construction Director from 1st June. He is already an integral part of the Bargate team, and has introduced new ways of working which have made us more efficient and quality-focused. Mick has set up Quality Monitoring systems to enable our QC teams to hone in and provide a very extensive regime of quality management, improving our customer experience scores and culminating in achieving company of the year with Premier Guarantee and several monthly quality awards.”

Andy Kirkpatrick has worked for us for nine years and has led the delivery of several of Bargate Homes’ key flagship developments and projects. Mick Hanson, our new Construction Director, said: “I am delighted to have been promoted to Construction Director, and carrying on the work of Andy Kirkpatrick who has made such a significant impact at Bargate, and will be greatly missed by all the team. As we embark on a period of ambitious growth, my biggest focus will be to further drive the company’s reputation for producing quality houses and apartments and providing exceptional customer service.”

Established in 2006, we build select developments in prime locations across Hampshire, Dorset, and West Sussex. We are set to deliver over 300 homes during the 2024/5 financial year across six live developments and have a pipeline of future sites expected to deliver in excess of 2,500 new homes.

  • Shortlisted at the 2024 South Coast Property Awards

We are a finalist in two categories at the South Coast Property Awards, run by The Business Magazine. Bargate Homes is shortlisted for Housebuilder of the Year for the second year running, along with Residential Development of the Year for our £97m Heritage Place scheme, located on the outskirts of Eastleigh, Hampshire.

The prestigious regional awards have a total of 15 categories judged by industry experts, recognising excellence across the property sector. The South Coast Property Awards ceremony will take place on Thursday 6th June, at the Hilton Ageas Bowl, Southampton, and will be hosted by stand-up comedian Simon Evans. Sponsoring the event this year is Aecom, Amiri, Blake Morgan, Cobweb, Esc, Eddisons, Goadsby, Gracelands Ltd, Lester Aldridge, LGCS Fitout, MSP Capital, SHW, and South Coast CPS.

Mark White, Managing Director of Bargate Homes, said: “We are very pleased to be a finalist for two South Coast Property Award categories this year, as the housebuilding innovation and competition across this region is so strong. We are looking forward to spending the evening of the awards ceremony alongside peers and valued suppliers to celebrate the best of the best.

“Our housebuilder of the year entry was based on our recently completed 2023/4 financial year, which saw in excess of 200 new Bargate homes handed over to our customers. This was a record for us, but we are on track to almost double that performance, with 1,500 home completions in our sights over the next four years. These proposed new Bargate developments are set to have a meaningful impact on the market, deliver impressive biodiversity gains, and enable local people to move into a quality, energy-efficient modern home.”

We recently received the 2024 Outstanding Achievement Award for Customer Satisfaction from In-House Research, together with an overall Gold Award. The collated research revealed that Bargate achieved one of the highest overall satisfaction scores across all metrics, with a Net Promoter Score of 85.2, and a ‘would you recommend to a friend or family’ score of 96%.

It is the sixth year running that we have triumphed in the prestigious national award programme. The annual awards for the UK’s housebuilding industry are announced each spring and reflect customer feedback scores received throughout the previous calendar year – 2023 – via an independent telephone survey. In presenting Bargate Homes with the two top accolades, In-House Research commended the company for its unwavering commitment to excellence and dedication to ensuring customer satisfaction.

Established in 2006, Bargate Homes builds select developments in prime locations across Hampshire, Dorset, and West Sussex. Our team is set to deliver over 300 homes during the 2024/5 financial year across six live developments and we have a pipeline of future sites expected to deliver in excess of 2,500 new homes. Our SCPA Housebuilder of the Year entry highlighted Heritage Place at North Stoneham Park, Rivercross in Warsash, St Thomas’ Mead in Bedhampton, and Hamblewood in Hedge End.

Over 100 residents have already moved into newly completed family homes at Heritage Place, which is positioned within the 120-acre (48.6 Ha) North Stoneham Park neighbourhood. Heritage Place is the final phase of the wider development which features a total of 1,000 homes. Built on a former deer park on the outskirts of Eastleigh, Southampton, our £97m scheme is delivering 322 energy-efficient family homes, surrounded by new public open spaces.

There are three show homes to view at our 34-acre Rivercross scheme in the Hampshire coastal village of Warsash, illustrating different house designs. The £128m development is creating a total of 352 eco-focused homes, situated at the mouth of the River Hamble, less than a mile from the world-famous Warsash Maritime Academy.

The final few homes are available for sale at the £32m Hamblewood development, located in the well-connected Hampshire town of Hedge End. A collection of our 123 family houses and apartments are ready to move into.

In 2023, we also opened the doors to the now sold out £18.2m St Thomas’ Mead development, located in the scenic suburb of Old Bedhampton, Hampshire, which is close to Langstone Harbour.

Bargate Homes is a wholly owned subsidiary of VIVID – Hampshire’s largest provider of affordable homes.

  • Investing in Next Generation of Site Managers

We have invested in our next generation of site managers, with five members of our construction team having undertaken their NHBC Level 6 NVQ Diploma in Construction Contracting Operations.

Run by the National Housing Building Council (NHBC), the specialist qualification is designed for experienced project managers, site managers, assistant site managers, and construction company directors/owners, who want to validate the skills and experience they have gained during their managerial career in the construction industry.

Three of our long-term employees at Bargate Homes have recently achieved the qualification, namely Tim Greenwood, Dan Milczarek, and Sean McCoy. Two more of our site managers – Sammy Lees and Zac Meads – will also complete and attain the qualification during this year.

Mark White, our Managing Director, said: “Investing in the career development of our team is central to Bargate Homes’ company culture. It has been wonderful to support Tim, Dan, Sean, Sammy, and Zac in their personal journeys to receive this prestigious and well-earned  management qualification. As well as assisting their own career progression, by giving them people and project management tools and specialist knowledge, their skill development helps us to achieve our corporate goals for construction excellence.

“We will continue to do all we can to inspire and invest in the next generation of construction professionals and support our team to achieve their maximum potential.”

The Bachelors-level course covers every stage of the site construction process, from start to finish, including modules on health and safety, site set up, pre-start procedures, environmental considerations, planning, resourcing, quality, customer satisfaction and handover. The work-based qualification is aimed to encourage those to have the confidence and understanding of overseeing larger projects and sites, with the authority, accountability, and decision-making that comes with site management roles.

Tim Greenwood and Dan Milczarkek have both worked with us for over six years, with Tim most recently acting as site manager at the firm’s Norton Chase scheme located in Lovedean, and Dan currently acting as site manager at its Hamblewood development in Hedge End. Sean McCoy has been with us for just over 18 months, and is currently assistant site manager at Hamblewood, Hedge End.

We have four major live developments where homes are currently available to purchase, including Heritage Place at North Stoneham Park in Eastleigh, its flagship site Rivercross located in Warsash, Norton Chase in Lovedean, and Hamblewood in Hedge End. New developments will be launched later this year.

  • Bargate Homes Promotes Long-standing Employee to Director of Customer Experience

Hampshire-headquartered Bargate Homes has created a Director of Customer Experience position, as the 18-year-old firm targets 1,500 home completions over the next four years. Lisa Green – who joined the multi-award-winning housebuilder seven years ago – has been promoted into the role, responsible for the 15-strong specialist team.

Lisa Green is the author and lead driver of Bargate Homes’ customer journey. She also managed the 12-month process of joining the New Homes Quality Board’s (NHQB) Register of Developers, which has offered Bargate’s customers enhanced protection and peace of mind since May 2023. The firm is on track to achieve a 94.8% annual approval rating for customer satisfaction from In-House Research.

Mark White, Managing Director of Bargate Homes, said: “Providing our customers with the best possible experience and home moving journey is the core strategy that runs through everything our business does and stands for. Our ESG strategy sets out our focus to be the brand that cares. Whilst the housebuilding industry is dealing with continual change, we actively strive towards building homes that are finished to an exceptional quality.

“As we continue to grow, we are making a considerable investment in our people and resources to uphold high standards of personalised after-sales service. So, with the number of our home completions set to virtually double to 400 per year, we have taken the opportunity to expand the department with new recruits and the promotion of Lisa to become our first Director of Customer Experience.”

Bargate Homes has launched four major new developments during the past 12 months and its resilient sales performance across all live sites has resulted in solid growth of the business. Bargate Homes has recently recruited four new experienced professionals into its customer experience team, including two additional maintenance operatives, an assistant manager, and a customer care coordinator.

Lisa Green, Director of Customer Experience for Bargate Homes, said: “This promotion fills me with pride, and amplifies the importance the whole Bargate team places on caring for our customers and their homes.

“Each week, every customer is updated with build progress and the completion milestone timeline for their selected plot. As well as a pre-completion home demonstration tutorial, and a warm welcome from the team on move in day, I personally visit every new homeowner. I am very proud of how our growing department has onboarded new recruits, with everyone working together to proactively and reactively ensure our homes are defect free for the two-year period after the completion date.

“Our ‘we care’ strapline has been the backbone to the Bargate business since its inception in 2006. Being one of the first SMEs to join the NHQB Code of Practice was important to us, as we were already well aligned with the requirements the Code sets out. The Code supports customers throughout their homebuying journey by ensuring a more stringent reservation process and better protection through what can be a daunting time. There is also a strong focus on a robust aftercare approach. Whilst we our focused on preventing issues from arising, the Code provides our customers with reassurance and clarity on the processes and customer care they can expect to receive.”

The NHQB is an independent not-for-profit body which was established for the purpose of developing a new framework to oversee reforms in the build quality of new homes and the customer service journey provided by developers. The Code covers all elements of a new home purchase from prospective buyers’ initial contact with the developer through to the end of the two-year warranty. It has a particular focus on developers ensuring an effective aftercare service for customers to deal with any issues that may arise.

For developers to be accepted onto the NHQB Code of Practice they must undertake a rigorous training and application process which scrutinises their current approach to ensure it meets the high standards expected. Bargate Homes’ attentive and personal customer care approach is an exemplar pillar of the Code in practice.

Bargate Homes is a wholly owned subsidiary of VIVID – Hampshire’s largest provider of affordable homes. The company delivers select developments in prime locations across Hampshire, Dorset, and West Sussex. 900 homes are currently being constructed across six live developments, supported by a pipeline of future sites expected to deliver in excess of 2,500 new homes.

  • Home Site Acquired in Pagham, West Sussex

Expansive open field in Pagham on a clear day, bordered by hedgerow and distant homes

We have acquired a 4.19-Ha (10.35-acre) site in the West Sussex village of Pagham, with our parent company VIVID. Located within Arun District, the site has Outline Planning Permission for up to 106 new homes, surrounded by extensive public open space, including a play area.

Located off Pagham Road, the main road to the settlement, the proposals will see the delivery of new open market and affordable housing to meet an identified need in a sustainable location. A Reserved Matters application will now be prepared by our team for a collection of high EPC-rated one- to four-bedroom homes designed by Thrive Architects, with 30% of the homes being allocated for affordable housing.

The site benefits from a good level of accessibility for pedestrians. It is a short walk from Pagham village which has a variety of amenities, including local schools, pubs, shops, village hall, church and leisure facilities, while a new local centre and primary school are due to be constructed to the south of Summer Lane.

The site was purchased from Hallam Land via Henry Adams’ land team.

Steve Birch, our Land and Planning Director, said: “This site provides an excellent opportunity to create over 100 wonderful family homes, and is another significant land acquisition to add to our portfolio. We would like to thank the teams at Hallam Land and Henry Adams for their help and cooperation with this site, as well as our legal advisers at Lester Aldridge who have helped us with this acquisition.

“The team is now preparing a Reserved Matters Application for submission. This site will be an exemplary energy efficient development, which will be constructed and delivered to the highest quality.”

The settlement surrounding the site is varied, with three main character types, including traditional vernacular; mid to late 20th century housing; and recent developments. This is being taken into account and Bargate Homes’ design proposals will reflect the local character of the village.

The proposed development will comprise a variety of building types, consisting of detached, semi-detached, short terrace forms, and apartments. Two parking spaces will be allocated for dwellings of one- to three- bedrooms, and three spaces for houses of four bedrooms, alongside visitor parking.

The local railway station in Bognor Regis provides access to London Victoria and Littlehampton. The station is accessible via frequent bus services close to the site, which continue into the town centre and onwards to Chichester town centre. Pagham Road provides easy and direct access to the wider highway network, via the junction of Sea Lane to the south, and the B2166 Lower Bognor Road to the north.

  • Half of All Homes Now Sold at Heritage Place in Stoneham, Hampshire

It’s a great start to 2024 as half of the 322 new homes at our Heritage Place scheme in Stoneham are now either occupied, or forward sold. Positioned within the 120-acre (48.6 Ha) North Stoneham Park neighbourhood within the borough of Eastleigh, the site boasts excellent travel links, acres of open green spaces, a newly built primary school, and additional community facilities.

Located off Hopper Road and built on a former deer park, our Heritage Place development comprises a collection of 322 detached and semi-detached houses. Being built to a high EPC-B rating, residents are able to benefit from significant energy savings and access to Green Mortgage rates. The scheme is the final phase of the wider North Stoneham development, which will feature a total of 1,000 homes.

With 19 homes now occupied by happy residents, and 47% of the site reserved, our homes are getting snapped up off-plan by local buyers. Consisting of three, four, and five-bedroom houses – each with a garage – prices range from £485,000 to £720,000, with Part-Exchange and Assisted Move packages available to qualifying purchasers.

Mark White, our MD said: “We are delighted to have welcomed new residents to Heritage Place during 2023, with many more moving here in the coming months in 2024. There has been a huge amount of interest in this site, due to the convenience of this location, quality of the homes, energy efficiency, and lifestyle benefits, such as new pathways, lakes, and the on-site primary school. We are proud to be delivering the final part of the jigsaw for this exceptional new North Stoneham Park community.”

Don’t just take our word for it…

Kirsty Balicao, a Heritage Place resident, said: “We were delighted when our son Christian was offered a place at Stoneham Park Academy. He was part of the first intake of pupils, nearly three years ago. The two-mile journey from our previous home in Southampton was fraught with traffic, so when we saw Bargate’s plans for Heritage Place, we felt this could be a great opportunity to upgrade from our three-bedroom 1920s house, which had a layout that didn’t suit our family needs.

“When we first moved in, we were really pleased with how low our estimated energy bills were, and having an EV car charging point already installed is a big win. Living in a really efficient, low energy home was a big reason for moving here, and we’re all so pleased we did!”

Come and have a look for yourself…

We have two show homes at Heritage Place, exclusively designed by The Garden Society. The three-bedroom houses feature contrasting interior styles to illustrate key trends, whilst showcasing the quality of the specification and finishes. The furnishings bring to life the full potential of these premium new homes to prospective purchasers.

Bathrooms at Heritage Place are installed with contemporary white Roca sanitaryware, with Porcelanosa floor and wall tiles. Google Nest learning thermostats, electric vehicle car chargers, and fibre broadband, are all installed as standard.

Our show homes are open from 10am – 5pm, seven days a week. For further information, please call 02381 600595, email heritageplace@bargatehomes.co.uk, or visit our web page https://www.bargatehomes.co.uk/new-development/heritage-place/

  • Bargate acquire 200 home development in Waterlooville, Hampshire

Purchased with outline planning consent in place for up to 200 homes, the scheme will be part of Grainger’s wider Berewood Garden Village Masterplan which is delivering a total of 2,550 homes and local amenities.

Located off Marrelsmoor Avenue, Bargate Homes’ part of the new Berewood community could be completed over five years, consisting of two distinct phases of development. A Reserved Matters application will now be prepared by Bargate Homes for a collection of high EPC-rated one- to four-bedroom homes, 40% of which will be allocated for affordable housing.

The River Wallington runs through a section of the 209-Ha Berewood Garden Village, which also benefits from existing woodlands and wildlife habitats. Community facilities delivered by Grainer include a local centre, schools, 250-acres of open space, and employment uses. The masterplan and design code were first produced in March 2013 to obtain the outline planning permission. Savills Planning team has led on the planning and Environmental Impact Assessment coordination, and the associated Landscape and Visual Impact Assessment.

Steve Birch, Land and Planning Director at Bargate Homes, said: “This site is a major land acquisition to add to our extensive development portfolio, where we will ultimately see the delivery of 200 beautiful new mixed tenure homes. We are grateful to the Grainger team, their planning team at Savills, their agent Rosehill Advisors and our own legal team at Lester Aldridge who have all worked tirelessly to make this project a reality.

“We are delighted at being selected to bring forward these next two phases at Berewood and this is testament to the Bargate Homes team and the high reputation of our brand. We are wholeheartedly committed to the delivery of the highest quality, energy-efficient homes and look forward to submitting a Reserved Matters Planning application to Winchester City Council during the course of 2024.”

There are five key identity areas within the Berewood Garden Village: the Market Town, the Hamlets, the Employment Hub, the Countryside and River Wallington Corridor and the Garden Suburb in which Bargate Homes’ scheme will be located. The area for development encompasses the 10B Maple Grove and 11B Dauberton Glen land parcels.

In addition to housing, The Market Town will be home to the local centre for the community with a primary school, health and community facilities, as well as local shops. The Garden Suburb will respond to the existing strong landscape with planting and vegetation commonly found in Hampshire. The Hamlets will be an entirely residential area designed in a series of clusters with woodland and open spaces dotted around including protected woodland. The Employment hub will provide the largest proportion of employment for not only the site but also link-up to areas in the Brambles Industrial Estate. The Countryside and River Wallington Corridor will provide a strong green boundary to the site and will be characterised by the new greenways, woodland planting and link up to the Waterlooville town centre to the east and countryside to the west.

Waterlooville town centre is only 1.4 miles and a five-minute drive from the Berewood site. Renowned for its open green spaces, Waterlooville has an array of local amenities and good travel links and is positioned approximately six miles north of Portsmouth. The popular town has an abundance of local restaurants and bars as well as two golf clubs. Close to the town is the historic Portsdown Hill which offers extensive views over Waterlooville and Portsmouth as well as five forts dating from the 19th Century located on the top of the hill.

Petersfield train station has frequent services to central London, including London Waterloo, and is 11.2 miles away and a 21-minute drive via the A3. The train journey from Petersfield to London Waterloo takes just under 1 hr 30. Larger towns and cities including Portsmouth and Southampton can be easily accessed by car via the A27 and M27 respectively.

  • Bargate Homes Receives the Green Light for 60 Homes in Calmore, New Forest

We are pleased to have received a resolution to grant full planning permission from New Forest District Council (NFDC) planning committee for 60 new homes in Hill Street, Calmore, on the edge of the New Forest. The scheme includes a mix of one-bedroom, two-bedroom, three-bedroom and four-bedroom homes, of which 35% will be affordable housing delivered by VIVID in accordance with New Forest’s Local Plan policy. It also includes Alternative Natural Recreational Green Space (ANRG) at the heart of the development.

Located on agricultural land to the north of Salisbury Road, north-west of the town of Totton, the site has been allocated as a strategic site for development in the adopted New Forest Local Plan. The Council’s Plan outlines the requirement and acceptable locations of at least 1,000 dwellings and commercial and community infrastructure.

Our approved plans for the 3.8Ha (9.4-acre) site include a mix of new homes including 27 apartments and maisonettes and 33 terraced, and semi-detached houses in two development pockets joined by the ANRG space. The 21 homes that will be delivered to VIVID will be a mix of social rent, affordable rent and shared ownership tenures. New vehicle access points will be created from Hill Street to enable easy access to both development areas. Paths for pedestrians and cyclists will cross the green space, linking the two development areas and providing sustainable access to routes further afield.

Our Managing Director, Mark White, said: “We’re thrilled to have received the go ahead from NFDC for our development plans in Hill Street, Calmore. It is well known there is a shortage of housing opportunities for local people in the New Forest, so we are pleased to have the opportunity to deliver 60 beautiful new mixed tenure homes here. This builds on the recent committee approval for our scheme of 90 new homes in nearby Pennington.

“Our team of local people understand the diverse needs for a mixture of new homes for local communities, whether that’s affordable rental properties, homes for first time buyers or for growing families. Our plans for this site in the picturesque rural location of Calmore address those needs. The highly energy-efficient houses and apartments will benefit from vast amounts of green space and an array of good amenities on the doorstep. We’re pleased to be working with NFDC to help meet local housing needs and look forward to being able to break ground on this site in the coming months.”

The development layout has been carefully considered with a rural aesthetic to complement its surroundings. Some properties will feature bay windows and timber cladding, while others have been designed with a clean multi-brick palette. As well as eco-efficient, high EPC-rated homes, the development will include the provision of 133 resident parking spaces with each home installed with an EV car charging point. There will also be 10 additional visitor parking spaces. The parking provision has been designed to not dominate the site, but to be integrated with soft landscaping to maximise the green space and rural feel of the new community.

The site is sustainably located with good access to public transport, facilities and services including food shops, healthcare, and education in nearby Totton. The immediate area provides plenty of opportunities for outdoor activities including the renowned Testwood Lakes nature reserve. AFC Totton and Totton and Eling FC is just a 10-minute walk away, providing sessions for children of all ages. The location also enables ease of access via car or public transport to employment opportunities in Totton, and the nearby city of Southampton. Totton train station is a 14-minute cycle from the development providing quick links to the mainline at Southampton Central for onward travel to Portsmouth and London.

  • Green Light for 100% Affordable Housing Scheme in Fareham

We have received planning approval from Fareham Borough Council for 90 new homes in the town of Fareham, Hampshire. The scheme will be delivered in partnership with affordable housing specialist VIVID to provide much needed housing for local families, with 100% of the scheme comprising affordable homes.

Located on an area of undeveloped land to the east of Newgate Lane East, the site is bounded by existing residential development in Bridgemary, to the north is farmland, and to the south is a public right of way and existing recreation ground. The 4.1-hectare site will feature a varied collection of two-storey apartment buildings and two-storey detached, semi-detached houses and terraced houses.

Our MD, Mark White said: “We’re extremely pleased to have received the go ahead from Fareham Borough Council for what will be our first 100% affordable housing scheme in partnership with VIVID – the owner of Bargate Homes. There is an ever-increasing need for new affordable homes so we’re proud to be able to deliver 90 energy-efficient new homes to support the needs of families in the Fareham area.

“We pride ourselves on creating high quality developments that are built for the future. Sustainability and wellbeing are at the heart of this scheme with a carefully considered site layout to enhance open green spaces and to enable each home to have its own private external space. The homes have been designed to achieve high EPC ratings, with air source heat pumps installed alongside solar panels and the provision of EV charging points. We will work alongside VIVID on the preparations to commence work on site next year.

The development will include the provision of new footpaths to create circular walks for residents and a large area to the western part of the site for a Locally Equipped Area of Play (LEAP). Existing mature trees and hedges will stay in situ, with the provision of a significant number of new trees being planted to enhance the green area and support the achievement of a biodiversity net gain for the site. The architectural approach is traditionally designed elevations, taking inspiration from the mid-century developments within the immediate vicinity.

The site is sustainably located with good access to the existing pedestrian network within Bridgemary. Vehicle, pedestrian and cycle access to the development will be provided to the south via Brookers Lane. There are several regular bus services within easy reach of the site enabling travel to nearby Fareham town centre, Stubbington and Gosport. Fareham railway station is just over three miles away and accessible by bus, enabling further travel connections to Portsmouth and Southampton. There are also several schools and other amenities nearby, including shops and healthcare provision.
