• Marlow Walk Officially Launches in Warsash, Hampshire

We’re excited to officially launch our latest development, Marlow Walk, in the beautiful coastal village of Warsash, Hampshire. This eagerly anticipated neighbourhood introduces 28 energy-efficient homes, forming part of our award-winning Rivercross development.

Located north of Greenaway Lane, Marlow Walk features a thoughtfully designed mix of two-, three-, and four-bedroom homes, available in both detached and semi-detached styles. Each home is built to a high EPC rating, helping future residents reduce their carbon footprint and lower energy costs. Prices range from £435,000 to £680,000, and the newly released homes are now available to reserve, with the first plots ready for occupation in May 2025.

Mark White, our Managing Director, commented: “Marlow Walk presents an incredible opportunity to live in one of Hampshire’s most desirable coastal locations. Warsash offers a perfect balance of riverside charm, excellent local amenities, and easy access to the wider region. We are proud to continue delivering high-quality homes that blend seamlessly with the area’s character while providing sustainable living solutions.

“This development reflects our commitment to building homes that people love, with energy efficiency, thoughtful design, and a strong sense of community at the heart of everything we do.”

Marlow Walk enjoys excellent connectivity, situated just two miles from the M27, allowing easy access to Southampton, Portsmouth, and the wider South of England. Swanwick train station is also nearby, offering direct rail services to both Southampton and Portsmouth, with onward connections to London.

In addition to high-quality homes, the development will include a new public open space for residents, enhancing local biodiversity. We are creating green buffer zones to protect existing wildlife and incorporating ecological enhancements such as bat and bird boxes to support local species. We’re also retaining high-quality trees on-site and introducing additional native tree and shrub planting to further enrich the landscape.

Every home at Marlow Walk will be built to a high EPC rating and will include air source heat pumps, EV charging points, and smart thermostats. Each home also comes with dedicated parking, including private driveways and parking courts.

Our sales suite and show home for Marlow Walk are now open at Heron’s Quarter – another phase of the £128m Rivercross development. The show home, exclusively designed by Southampton-based The Garden Society, offers prospective buyers the chance to experience our beautifully crafted interiors and the exceptional specifications of our homes.

With a strong reputation for building spacious, well-designed developments in prime locations across Hampshire, we continue to expand our presence. We’re currently delivering 300 homes across five live developments and have an extensive pipeline of future projects set to provide over 2,500 new homes.

Established in 2006, we have navigated complex industry challenges with consistent growth over the past three years. Our 100th development is now underway, with 275 energy-efficient houses and apartments set to be handed over to customers before the end of the 2024/25 financial year. Our continued growth is backed by live planning applications, representing a total gross development value of approximately £460m.

  • Hook & Warsash Students Discover Sustainable Housebuilding with Bargate Homes

We recently welcomed children from Hook-with-Warsash C of E Academy to our Herons Quarter development in Warsash, Hampshire, for an exciting and educational visit focused on sustainability in housebuilding.

Our team hosted the school council, made up of pupils from Years 1 to 6, for a fun-filled morning of crafts and environmental learning. The session showcased the innovative sustainability features we incorporate into our developments, and the children even took part in a hands-on activity—collecting leaves from the site to create hedgehog-themed artwork.

Herons Quarter, located on Greenaway Lane, is part of the larger Rivercross project and will soon welcome its next phase, Marlow Walk, which is currently under construction. Once complete, Herons Quarter will offer 80 energy-efficient homes ranging from two to four bedrooms.

Matthew Lunney, our Sales and Marketing Manager, shared his thoughts on the event: “It was fantastic to share the ecological measures we implement on-site with such an enthusiastic group of children. From hedgehog highways to bat boxes, we strive to create developments that achieve biodiversity net gains, often exceeding expectations. We hope the children left with a new perspective on protecting our environment.”

Gavin Bater, Assistant Head Teacher at Hook-with-Warsash C of E Academy, added: “Our pupils thoroughly enjoyed their visit to Herons Quarter. They learned so much about sustainability and were particularly excited to explore the show home. They can’t wait to share what they’ve learned with their peers.”

At Herons Quarter, we’ve designed every phase of Rivercross with both community and environmental benefits in mind. Our thoughtfully created public open spaces support recreation and biodiversity, while 40% of the homes in the development are designated for shared ownership or affordable rent through our parent company, VIVID.

Conveniently located within a mile of Warsash’s charming pubs and scenic coastal paths—and just four miles from Whiteley Shopping Centre—our homes offer exceptional connectivity. Southampton city centre is only nine miles away, and Portsmouth’s historic dockyard is 14 miles to the east. Plus, with Swanwick train station and the M27 nearby, transport links across the South of England couldn’t be better.

Prices at Herons Quarter start at £340,000 for a two-bedroom terraced home, with four-bedroom detached properties featuring separate double garages available from £650,000.

  • Investing in Next Generation of Site Managers

We have invested in our next generation of site managers, with five members of our construction team having undertaken their NHBC Level 6 NVQ Diploma in Construction Contracting Operations.

Run by the National Housing Building Council (NHBC), the specialist qualification is designed for experienced project managers, site managers, assistant site managers, and construction company directors/owners, who want to validate the skills and experience they have gained during their managerial career in the construction industry.

Three of our long-term employees at Bargate Homes have recently achieved the qualification, namely Tim Greenwood, Dan Milczarek, and Sean McCoy. Two more of our site managers – Sammy Lees and Zac Meads – will also complete and attain the qualification during this year.

Mark White, our Managing Director, said: “Investing in the career development of our team is central to Bargate Homes’ company culture. It has been wonderful to support Tim, Dan, Sean, Sammy, and Zac in their personal journeys to receive this prestigious and well-earned  management qualification. As well as assisting their own career progression, by giving them people and project management tools and specialist knowledge, their skill development helps us to achieve our corporate goals for construction excellence.

“We will continue to do all we can to inspire and invest in the next generation of construction professionals and support our team to achieve their maximum potential.”

The Bachelors-level course covers every stage of the site construction process, from start to finish, including modules on health and safety, site set up, pre-start procedures, environmental considerations, planning, resourcing, quality, customer satisfaction and handover. The work-based qualification is aimed to encourage those to have the confidence and understanding of overseeing larger projects and sites, with the authority, accountability, and decision-making that comes with site management roles.
