• Shortlisted at the 2024 South Coast Property Awards

    We are a finalist in two categories at the South Coast Property Awards, run by The Business Magazine. Bargate Homes is shortlisted for Housebuilder of the Year for the second year running, along with Residential Development of the Year for our £97m Heritage Place scheme, located on the outskirts of Eastleigh, Hampshire.   

    The prestigious regional awards have a total of 15 categories judged by industry experts, recognising excellence across the property sector. The South Coast Property Awards ceremony will take place on Thursday 6th June, at the Hilton Ageas Bowl, Southampton, and will be hosted by stand-up comedian Simon Evans.     We recently received the 2024 Outstanding Achievement Award for Customer Satisfaction from In-House Research, together with an overall Gold Award. The collated research revealed that Bargate achieved one of the highest overall satisfaction scores across all metrics, with a Net Promoter Score of 85.2, and a ‘would you recommend to a friend or family’ score of 96%.

    It is the sixth year running that we have triumphed in the prestigious national award programme. The annual awards for the UK’s housebuilding industry are announced each spring and reflect customer feedback scores received throughout the previous calendar year – 2023 – via an independent telephone survey. In presenting Bargate Homes with the two top accolades, In-House Research commended the company for its unwavering commitment to excellence and dedication to ensuring customer satisfaction.

  • Investing in Next Generation of Site Managers

    We have invested in our next generation of site managers, with five members of our construction team having undertaken their NHBC Level 6 NVQ Diploma in Construction Contracting Operations.

    Run by the National Housing Building Council (NHBC), the specialist qualification is designed for experienced project managers, site managers, assistant site managers, and construction company directors/owners, who want to validate the skills and experience they have gained during their managerial career in the construction industry.

    Three of our long-term employees at Bargate Homes have recently achieved the qualification, namely Tim Greenwood, Dan Milczarek, and Sean McCoy. Two more of our site managers – Sammy Lees and Zac Meads – will also complete and attain the qualification during this year.

    The Bachelors-level course covers every stage of the site construction process, from start to finish, including modules on health and safety, site set up, pre-start procedures, environmental considerations, planning, resourcing, quality, customer satisfaction and handover. The work-based qualification is aimed to encourage those to have the confidence and understanding of overseeing larger projects and sites, with the authority, accountability, and decision-making that comes with site management roles.

    Tim Greenwood and Dan Milczarkek have both worked with us for over six years, with Tim most recently acting as site manager at the firm’s Norton Chase scheme located in Lovedean, and Dan currently acting as site manager at its Hamblewood development in Hedge End. Sean McCoy has been with us for just over 18 months, and is currently assistant site manager at Hamblewood, Hedge End.

    We have four major live developments where homes are currently available to purchase, including Heritage Place at North Stoneham Park in Eastleigh, its flagship site Rivercross located in Warsash, Norton Chase in Lovedean, and Hamblewood in Hedge End. New developments will be launched later this year.

  • Bargate Homes Promotes Long-standing Employee to Director of Customer Experience

    Hampshire-headquartered Bargate Homes has created a Director of Customer Experience position, as the 18-year-old firm targets 1,500 home completions over the next four years. Lisa Green – who joined the multi-award-winning housebuilder seven years ago – has been promoted into the role, responsible for the 15-strong specialist team.

    Lisa Green is the author and lead driver of Bargate Homes’ customer journey. She also managed the 12-month process of joining the New Homes Quality Board’s (NHQB) Register of Developers, which has offered Bargate’s customers enhanced protection and peace of mind since May 2023. The firm is on track to achieve a 94.8% annual approval rating for customer satisfaction from In-House Research.

Being one of the first SMEs to join the NHQB Code of Practice was important to us, as we were already well aligned with the requirements the Code sets out. The Code supports customers throughout their homebuying journey by ensuring a more stringent reservation process and better protection through what can be a daunting time. There is also a strong focus on a robust aftercare approach. Whilst we our focused on preventing issues from arising, the Code provides our customers with reassurance and clarity on the processes and customer care they can expect to receive.”

    The NHQB is an independent not-for-profit body which was established for the purpose of developing a new framework to oversee reforms in the build quality of new homes and the customer service journey provided by developers. The Code covers all elements of a new home purchase from prospective buyers’ initial contact with the developer through to the end of the two-year warranty. It has a particular focus on developers ensuring an effective aftercare service for customers to deal with any issues that may arise.

    For developers to be accepted onto the NHQB Code of Practice they must undertake a rigorous training and application process which scrutinises their current approach to ensure it meets the high standards expected. Bargate Homes’ attentive and personal customer care approach is an exemplar pillar of the Code in practice.

  • Home Site Acquired in Pagham, West Sussex

    Expansive open field in Pagham on a clear day, bordered by hedgerow and distant homes

    We have acquired a 4.19-Ha (10.35-acre) site in the West Sussex village of Pagham, with our parent company VIVID. Located within Arun District, the site has Outline Planning Permission for up to 106 new homes, surrounded by extensive public open space, including a play area.

    Located off Pagham Road, the main road to the settlement, the proposals will see the delivery of new open market and affordable housing to meet an identified need in a sustainable location. A Reserved Matters application will now be prepared by our team for a collection of high EPC-rated one- to four-bedroom homes designed by Thrive Architects, with 30% of the homes being allocated for affordable housing.

    The site benefits from a good level of accessibility for pedestrians. It is a short walk from Pagham village which has a variety of amenities, including local schools, pubs, shops, village hall, church and leisure facilities, while a new local centre and primary school are due to be constructed to the south of Summer Lane.

    The site was purchased from Hallam Land via Henry Adams’ land team.

    “The team is now preparing a Reserved Matters Application for submission. This site will be an exemplary energy efficient development, which will be constructed and delivered to the highest quality.”

    The settlement surrounding the site is varied, with three main character types, including traditional vernacular; mid to late 20th century housing; and recent developments. This is being taken into account and Bargate Homes’ design proposals will reflect the local character of the village.

    The proposed development will comprise a variety of building types, consisting of detached, semi-detached, short terrace forms, and apartments. Two parking spaces will be allocated for dwellings of one- to three- bedrooms, and three spaces for houses of four bedrooms, alongside visitor parking.

    The local railway station in Bognor Regis provides access to London Victoria and Littlehampton. The station is accessible via frequent bus services close to the site, which continue into the town centre and onwards to Chichester town centre. Pagham Road provides easy and direct access to the wider highway network, via the junction of Sea Lane to the south, and the B2166 Lower Bognor Road to the north.

  • Half of All Homes Now Sold at Heritage Place in Stoneham, Hampshire

    It’s a great start to 2024 as half of the 322 new homes at our Heritage Place scheme in Stoneham are now either occupied, or forward sold. Positioned within the 120-acre (48.6 Ha) North Stoneham Park neighbourhood within the borough of Eastleigh, the site boasts excellent travel links, acres of open green spaces, a newly built primary school, and additional community facilities.

    Located off Hopper Road and built on a former deer park, our Heritage Place development comprises a collection of 322 detached and semi-detached houses. Being built to a high EPC-B rating, residents are able to benefit from significant energy savings and access to Green Mortgage rates. The scheme is the final phase of the wider North Stoneham development, which will feature a total of 1,000 homes.

    With 19 homes now occupied by happy residents, and 47% of the site reserved, our homes are getting snapped up off-plan by local buyers.   • Bargate Homes Receives the Green Light for 60 Homes in Calmore, New Forest

    We are pleased to have received a resolution to grant full planning permission from New Forest District Council (NFDC) planning committee for 60 new homes in Hill Street, Calmore, on the edge of the New Forest. The scheme includes a mix of one-bedroom, two-bedroom, three-bedroom and four-bedroom homes, of which 35% will be affordable housing delivered by VIVID in accordance with New Forest’s Local Plan policy. It also includes Alternative Natural Recreational Green Space (ANRG) at the heart of the development.

    Located on agricultural land to the north of Salisbury Road, north-west of the town of Totton, the site has been allocated as a strategic site for development in the adopted New Forest Local Plan. The Council’s Plan outlines the requirement and acceptable locations of at least 1,000 dwellings and commercial and community infrastructure.

    Our approved plans for the 3.8Ha (9.4-acre) site include a mix of new homes including 27 apartments and maisonettes and 33 terraced, and semi-detached houses in two development pockets joined by the ANRG space. The 21 homes that will be delivered to VIVID will be a mix of social rent, affordable rent and shared ownership tenures. New vehicle access points will be created from Hill Street to enable easy access to both development areas. Paths for pedestrians and cyclists will cross the green space, linking the two development areas and providing sustainable access to routes further afield.

    The development layout has been carefully considered with a rural aesthetic to complement its surroundings. Some properties will feature bay windows and timber cladding, while others have been designed with a clean multi-brick palette. As well as eco-efficient, high EPC-rated homes, the development will include the provision of 133 resident parking spaces with each home installed with an EV car charging point. There will also be 10 additional visitor parking spaces. The parking provision has been designed to not dominate the site, but to be integrated with soft landscaping to maximise the green space and rural feel of the new community.

    The site is sustainably located with good access to public transport, facilities and services including food shops, healthcare, and education in nearby Totton. The immediate area provides plenty of opportunities for outdoor activities including the renowned Testwood Lakes nature reserve. AFC Totton and Totton and Eling FC is just a 10-minute walk away, providing sessions for children of all ages. The location also enables ease of access via car or public transport to employment opportunities in Totton, and the nearby city of Southampton. Totton train station is a 14-minute cycle from the development providing quick links to the mainline at Southampton Central for onward travel to Portsmouth and London.

    Hampshire-based Bargate Homes has been announced as a finalist for the coveted Property Week RESI Awards. The prominent housebuilder, which was established in 2006, has made the shortlist for Small Developer of the Year (fewer than 1000 units per year).

    The annual RESI Awards, which recognises excellence across the industry, has revealed the list of national finalists, judged by a panel of 43 independent judges. The winners of the 18 award categories will be announced at a gala ceremony on the evening of 10th May 2023, at London’s Grosvenor House Hotel.

    The event will bring the industry together and showcase the best of the best in a year that has seen unprecedented challenges and changes, together with consistent high consumer demand for eco-efficient new homes.

  • Bargate Homes Hires Luke Vallins as Head of Planning

    Hampshire-based Bargate Homes has hired Luke Vallins as Head of Planning to strengthen the internal team. Luke will be responsible for the premium housebuilder’s planning strategy for land interests across Hampshire and beyond, which includes both immediate and longer-term sites.

    Bargate Homes is currently delivering 900 homes across six live developments and has a pipeline of future sites expected to deliver in excess of 2,500 new homes. In his new role, Luke will oversee the consultant teams and take sites through the planning process, with the aim of achieving allocations and planning permissions to enable delivery of high quality developments. He will also work closely with Bargate’s land team and assist with identifying and reviewing new opportunities, to ensure visibility of a strong pipeline of new sites, to continue to fulfil the need for new homes in the region.

    Previously working as a Senior Planning Manager at Foreman Homes near Fareham, Luke has been involved in a range of residential and mixed-use schemes, and has extensive experience of complex sites with multiple planning issues. Having also worked at planning consultancies Terence O’Rourke Barton Willmore, and Pro Vision, he has an excellent understanding of high-level vision and concept work, alongside detailed planning and design matters. Luke holds a Bachelor of Arts (BA) in Geography from the University of Southampton, as well as a Master of Science (MSc) in Development Planning from University of Reading.

  • The Inspiration Behind Our Heritage Place Show Homes

    Bargate Homes have partnered with the creative team at The Garden Society to provide the show home interiors for Heritage Place.

    The design concept is fed from the heritage style at The Garden Society with creative choices and aesthetics echoed from old traditions to a quintessential weekend escape.

    We leaned on these visual references for creating a home: somewhere personal, relatable, functional and highly stylish. With design features from the past, combined with formal colours used boldly, a home interior concept for both practical and comfortable living.

    Accentuating the character features of the design traditional kitchen styles have been selected for The Honours in a deep moody green. This is modernised with black knurled handles, bright white quartz and soft white walls. Wall art, impactful mirrors and dressed display cases make the kitchen a real social hub for this family home.

    Statements made with colour are a key feature of this interior, creating cosy, comforting spaces to retreat and snuggle up in. Tempered lighting, dark window dressings and tonal features add to this effect.

    Encouraging individuality and personal choice, The Legacy interior leads from their heritage theme but with more adventurous choices of material and colour within the furnishing. Powder blue, navy, terracotta red and as well as pops of pink and lemon add interest and character.

    Organic light fixtures, reflective mirrors and clusters and collections of faux plants and vessels add character to the neutral spaces. This is an interior filled with joy, with fun prints, comforting textures and space to work, think and relax.

    This is an extremely practical and functional design with lots of space in the hallway, the living space and the kitchen. These areas have been kept minimal and airy with soft lighting to add mood with shadows and highlights showcasing the design. 

    The garden concepts utilise spacious plots with large natural lawns, raised decked areas for entertaining as well as raised boarders to flank the perimeters and create a haven for wildlife.

A range of three-, four- and five-bedroom semi-detached and detached homes are available in the first release, with prices ranging from £485,000 to £715,000.

    Bargate Homes is a wholly owned subsidiary of Vivid – Hampshire’s largest provider of affordable homes. 124 Heritage Place homes will be purpose-built for Vivid, for shared ownership and affordable rent. Vivid has been the recipient of the entire affordable housing provision at North Stoneham Park, where construction has been ongoing since 2018.

    Bargate Homes has worked alongside Eastleigh Borough Council and Winchester City Council’s Design Review Panel to ensure Heritage Place – which is located to the west of Avenue Park – fully complements the existing residential at North Stoneham Park. Close attention has also been paid to maximise linkages to the local centre, which opened to the public in May 2021 with a café, community hall and day nursery, and to Stoneham Park Primary Academy, which welcomed its first pupils in September 2020. Heritage Place has been designed by Fareham-based HGP Architects.

    The new development is one mile from Eastleigh town centre and two miles from Southampton Airport and Eastleigh train station. There is a 77-minute regular service to London Waterloo. Trains to Southampton and Winchester take 11-minutes. The M3 and M23 are both close by, enabling fast travel across Hampshire and beyond. Beautiful waterside attractions and the New Forest Wildlife Park are within a 20-minute drive.

    Bargate Homes is initially releasing six house designs, which all benefit from a garage, and have elevations in a variety of traditional red and buff brick. The Oak is a three-bedroom detached home, offering 1,126 sq ft, priced at £489,000, whereas The Belvedere is a three-bedroom semi-detached design, which provides 1,133 sq ft and is priced at £485,000. The Saxon is a four-bedroom detached home of 1,268 sq ft, priced at £545,000, while The Acres is a four-bedroom semi-detached home of 1,357 sq ft, priced at £550,000. The Lancelot and The Vista are both five-bedroom detached homes, each offering 1,714 sq ft, and priced at £705,000 and £715,000 respectively.

    All homes at Heritage Place will be EPC-B Rated, ensuring future residents can significantly lower their carbon footprint and benefit from energy savings. The bespoke kitchens feature integrated Neff cooking appliances. Bathrooms benefit from contemporary white Roca sanitaryware, with Porcelanosa floor and wall tiles. Google Nest learning thermostats, Electric vehicle car chargers, and fibre broadband, are all installed as standard.

    The two, three-bedroom show homes at Heritage Place have been designed and fully furnished by Southampton-based The Garden Society. The show homes illustrate differing interior themes, and both showcase how the garden can become an extension of the living space, using decked areas, landscaping, planting, and outdoor furniture.
