Aerial view showing approved outline planning layout for new residential development in Medstead, Hampshire

We are delighted to have been granted outline planning permission for a residential development in Medstead, Hampshire, by East Hampshire District Council’s (EHDC) planning committee. Our plans for the 3.28-hectare site will deliver up to 62 energy-efficient homes, alongside public open spaces and landscape enhancements.

Located on Beechlands Road, the development will include a mix of one-, two-, three-, and four-bedroom homes, including some bungalows, with 40% designated as affordable housing, delivered in partnership with VIVID. The site benefits from excellent accessibility to local amenities in Medstead and Four Marks, with pedestrian and cycle links to the wider area.

Designed to meet local housing needs, this scheme will offer energy-efficient new homes for first-time buyers, families, and downsizers. Sustainability is at the heart of our plans, with a focus on active travel, biodiversity net gain, and the creation of public open spaces.

Mark White, Managing Director of Bargate Homes, said: “We are pleased to have received approval for our outline planning application for this site in Medstead, a well-connected Hampshire village with strong community ties. This thoughtfully designed development will provide a range of high-quality, energy-efficient homes while respecting the character of the local area.

“Our plans include dedicated pedestrian and cycle routes, and public open spaces which will include a play park to benefit both new and existing residents. We are committed to delivering a sustainable and well-integrated community that will contribute positively to Medstead’s future.”

We are committed to designing this development to meet high sustainability standards and EPC ratings, incorporating air source heat pumps, EV charging points, and photovoltaic panels to reduce carbon emissions and lower energy bills for future residents.

Our proposals include a comprehensive landscape strategy, retaining and enhancing existing trees and hedgerows where possible while introducing new planting and ecological features such as wildlife corridors, bee bricks, bird boxes, and hedgehog-friendly fencing.

Medstead is well-served by local amenities, including shops, schools, and community facilities. The site is within easy reach of Winchester, Alton, and Farnham, with excellent road and rail links, including access to the A31, which connects to the M3 and wider motorway network, as well as national rail services from Alton station.

Following completion of the Section 106 legal agreement, we will prepare a Reserved Matters planning application for submission to the Council, detailing the finer elements of the scheme in due course.

As we celebrate our 20th year in January 2025, we are proud to be marking this milestone with onsite enabling works for our 100th development. Since our establishment in 2006, we have grown into a multi-award-winning regional housebuilder, continuing to defy industry challenges with steady growth over the past three years. We are on track to hand over 275 energy-efficient houses and apartments before the end of the 2024/5 financial year. Our growth is underpinned by live planning applications with a total gross development value of approximately £460m.

  • Bargate Achieves Five-Star Customer Satisfaction Rating from the Home Builders Federation

We are thrilled to announce that Bargate Homes has achieved a five-star rating in the annual Home Builders Federation (HBF) Customer Satisfaction Survey in the first full year we have participated in this esteemed scheme.

The HBF allocates stars for customer satisfaction based on homeowner feedback in an independent survey. These surveys are sent to our purchasers once they have taken occupation of their new home and are designed to establish satisfaction levels with the quality of the property and the buying experience. Star ratings are calculated based on the number of customers who would recommend us as their housebuilder to friends, with a five-star rating requiring 90% or above.

Mark White, our Managing Director, said: “We are absolutely delighted to have received the highest rating for customer satisfaction in the first full year of participating in the HBF Survey. This accolade is the ultimate seal of approval from our customers. It reflects what they think of Bargate across the whole experience – before, during, and after their purchase.

“This is testament to the hard work and dedication of our team, who are committed to delivering quality and a positive experience every step of the way. Customer satisfaction has always been at the heart of everything we do, and we are incredibly proud to have earned this recognition.”

Before the end of the 2024/5 financial year, we will hand over more than 250 energy-efficient, hand-crafted houses and apartments to our customers. Our growth trajectory is supported by live planning applications equating to a total gross development value in the region of £460m.

We are also proud to have received the 2025 Outstanding Achievement Award for Customer Satisfaction from In-House Research, along with an overall Gold Award. This marks the seventh consecutive year we have triumphed in this prestigious national award programme. This achievement further reflects our unwavering commitment to delivering high-quality homes and providing an exceptional customer journey.

In-House Research’s newly released Annual Benchmark indicates where all housebuilders who participate in the comprehensive customer survey stand, compared against an average benchmark score. We consistently scored above the benchmark in every category. In the ‘would you recommend to a friend’ category, we achieved an outstanding 98.8%.

As part of the industry’s ongoing effort to improve quality and customer experience, the results of the survey are published on In-House Research’s website. These findings help support consumers in making informed choices when purchasing a new home.

As we celebrate our 20th year, we have recently started onsite enabling works for our 100th development. Established in 2006, our multi-award-winning regional housebuilding company has successfully navigated complex industry challenges, achieving consistent growth over the past four years. We were also one of the first SME housebuilders to join the New Homes Quality Board (NHQB) Register of Developers, offering our customers increased peace of mind and enhanced protection.

  • Celebrating Employee Success as Bryony Brennan Achieves Digital Marketing Degree

At Bargate Homes, we’re incredibly proud to share that our Marketing Executive, Bryony Brennan, has successfully completed her Digital Marketing Degree Apprenticeship at the University of Chichester, earning a 2:1 Bachelor of Science (BSc).

Bryony has been an integral part of our team for over two years, working closely with our sales department to enhance the marketing and promotion of our residential developments. Her academic journey was made possible through the Government’s ‘Move’ apprenticeship funding scheme, with us fully supporting and funding the final stage of her four-year course.

The degree required Bryony to balance her studies with her role, spending one day a week at university while applying her knowledge directly to her work with us. She managed successful events and created engaging social media campaigns, strengthening the Bargate brand across multiple platforms through effective branding strategies.

Her hard work and commitment culminated in her graduation ceremony in February 2025, held at the historic Chichester Cathedral.

Bryony Brennan, Marketing Executive at Bargate Homes, said: “Balancing work and study over the past four years has been challenging but incredibly rewarding. I’m grateful for the support from Bargate Homes, which allowed me to gain hands-on experience while developing my skills through the degree. Graduating at Chichester Cathedral was a proud moment, and I’m excited to apply everything I’ve learned to my role and future career.”

Matthew Lunney, our Sales & Marketing Manager, added: “We are incredibly proud of Bryony’s achievement. Investing in our team is vital to the continued success of our business, and Bryony’s development is a testament to the opportunities available for growth within our company. We look forward to seeing her career flourish even further.”

The Digital Marketing Degree Apprenticeship is designed to equip individuals with in-depth knowledge of digital marketing strategies, tools, and platforms. Delivered by the University of Chichester, the course blends academic study with practical workplace application, ensuring graduates are fully prepared for the demands of modern marketing roles.

As we celebrate our 20th anniversary in January 2025, we remain committed to supporting the professional growth of our team. Investing in people is key to delivering high-quality developments and exceptional customer service.

Swanwick train station is also nearby, offering direct rail services to both Southampton and Portsmouth, with onward connections to London.

In addition to high-quality homes, the development will include a new public open space for residents, enhancing local biodiversity. We are creating green buffer zones to protect existing wildlife and incorporating ecological enhancements such as bat and bird boxes to support local species. We’re also retaining high-quality trees on-site and introducing additional native tree and shrub planting to further enrich the landscape.

Every home at Marlow Walk will be built to a high EPC rating and will include air source heat pumps, EV charging points, and smart thermostats. Each home also comes with dedicated parking, including private driveways and parking courts.

Our sales suite and show home for Marlow Walk are now open at Heron’s Quarter – another phase of the £128m Rivercross development. The show home, exclusively designed by Southampton-based The Garden Society, offers prospective buyers the chance to experience our beautifully crafted interiors and the exceptional specifications of our homes.

With excellent travel links, acres of green space, a new primary school, community facilities, and within walking distance of AFC Stoneham’s training ground at Stoneham Lane Football Complex, Heritage Place is an ideal location for families. Half of the 322 energy-efficient homes at the development have already been sold, a testament to its fantastic location and the thriving community being created.

Andrew French, our Sales & Marketing Director, commented: “We’re incredibly proud to sponsor the Pumas, our youngest-ever team, and champion their budding talent right here in Stoneham. Supporting the local community where we build is incredibly important to us. Watching these children grow in confidence, teamwork, and skill is as rewarding as seeing families settle into their new homes at Heritage Place.”

Matt Whale, Head Coach of the AFC Stoneham U-7 Pumas, said: “Having Bargate Homes as our sponsor has been a huge boost for the Pumas. Not only do the boys feel like pro players with a corporate sponsor on their shirts, but it’s fantastic to have a renowned local business investing in our youngsters and providing the funds and resources to support their development. We feel incredibly lucky and grateful to Bargate Homes.”

We have a history of investing in the local community, including our ongoing partnership with Southampton Football Club, The Saints Foundation (the official charity of Southampton FC), and funding 50 free places for children on the Saints Soccer Schools Programme for a second consecutive year.

Our sponsorship of the AFC Stoneham U-7 Pumas team has provided home and away kits, personalised sweaters, and waterproof training jackets, and is part of our broader strategy to help create well-rounded communities. By backing local teams and projects, we aim to leave a lasting positive impact that goes beyond building homes.
